The Philosophy

"What if a hotel could belong to you — not as a room, but as a way of life?"

Co-ownership isn't a new idea. HOTELA is.

The problem with second homes

The second home price: If you own a second home, it probably sits empty for 300 days a year. You pay the costs even when you are not there. When you arrive, you are your own concierge, you do your own cooking, it is just like home and that is exactly the problem.

HOTELA changes all of that.

Own only what you use

You own the days you actually want. A week in powder season. A month every winter. A single landmark week, every year, forever.

Nothing more. Nothing less.

Let's be direct about what this is not.

The timeshare trap

A timeshare is something you own but cannot truly leave. Fixed dates. Fading value. A contract written in someone else's favor.

HOTELA is not that.

Ownership

True ownership

Your HOTELA ownership is registered in your name. It appreciates on your terms. You sell it when you choose, to whom you choose, at a price you set.

Flexibility

Complete flexibility

You can pass it to your children. You can sell a portion and keep the rest. You can do things with it that no timeshare in history has permitted.

Privacy

Private by design

Only 320 days per year per residence are ever sold. The rest remain private. Uncrowded. Unhurried. Exactly as it should be.

This is ownership. Real, permanent, and entirely yours.

Why HOTELA

Ownership on your terms. In ways traditional real estate can't match.

Own only what you want.

One week. One season. One extraordinary day each December. Whatever fits the life you actually live — not the life a standard purchase assumes you have.

Sell any amount, to anyone.

Sell ten days and keep twenty. Sell it all at once. Sell to one buyer or several. No agent required. No waiting for the right moment in the market. Your asset moves at the speed of a decision.

Peak season, guaranteed.

The best weeks of the year — powder season, New Year's, Golden Week — are not a lottery. They are guaranteed. Every owner. Every year. Without exception.

Everything a second home should be. Nothing it usually is.

The Process

Four steps. A lifetime of access.

HOTELA branded card
01

Choose how many days you want.

One day. One week. One season. The number is yours to choose. And once chosen, it is yours every year without renegotiation.

02

Decide each year when to use them.

Not fixed to a date. Not tied to a week you chose three years ago. Each year, you decide. Powder season. Cherry blossom. The week your family can finally travel together. The schedule moves with your life.

Arrive. Everything is ready.

Your preferences were noted the first time you stayed. They have not been forgotten. The room is ready. The temperature is right. Someone is already preparing what you didn't know you wanted yet.

04

Hold it, pass it on, or sell it.

Keep it for the rest of your life. Give it to your daughter. Sell half of it next year and use the proceeds however you like. It is yours. Permanently. On every definition of that word.

Peak Season

Prime dates are protected. For every owner.

New Year's morning in Niseko. Fresh powder. Your onsen already warm. A breakfast being prepared before you've decided you're hungry.

That week is not luck. It is not first-come. It is yours — by right of ownership.

Up to a third of your days are guaranteed during the moments when this mountain is most alive. The rest of the year is yours to place wherever life takes you.

The Experience

The ownership is the entry. This is what you're entering.

Penthouse dining room

Your private residence.

Armani Casa throughout. A private onsen fed by natural hot springs. The mountain, framed like a painting from every window. Not a hotel room with better furniture. A home that happens to have the best staff in Niseko.

Chef preparing cuisine

A team that knows you.

24/7 staff. Six residences. Three staff for every room that is ever occupied. They know your name before you land. They remember how you take your coffee. They do not wait to be asked.

HOTELA amenity box

Complete hands-off management.

You will never receive a call about something that needs fixing. You will never return to find something worse than you left it. You will never spend the first morning of your stay solving a problem that someone else should have caught. That is not your life here. That is ours.

Penthouse powder room

A permanent asset.

It does not expire. It does not require renewal. It does not need your permission to hold its value. It simply continues — year after year, generation after generation — for as long as your family wants it.

The Difference

Not a timeshare. Not a hotel room. Not a second home with a management headache.

Generational Wealth

In Japan, inheritance tax can claim 55% of real estate. HOTELA ownership pays zero.

The Nin'i Kumiai structure was designed so that what you build here passes to your children intact. No inheritance tax. No gift tax. No forced sale. See exactly how much your family keeps.

FAQ

Questions about ownership.

You are acquiring ownership through a nin'i kumiai (任意組合) association structure under the Japanese Civil Code, which grants you permanent, transferable rights to a fixed number of days per year in a specific HOTELA residence.

This is not direct real estate title ownership. Instead, it is a structured ownership right within an association, designed to provide greater flexibility, efficiency, and ease of transfer compared to traditional property ownership.
Traditional real estate ownership in Japan involves significant acquisition taxes and fees, complex transfer procedures, and ongoing administrative burden. The HOTELA nin'i kumiai structure is designed to remove these frictions.

  • Simplified transferability. Ownership can be transferred or resold without the heavy costs and delays of standard real estate transactions.
  • Operational efficiency. The association manages all property operations, maintenance, and standards on behalf of owners.
  • Protected ownership environment. All incoming owners are vetted to maintain quality, security, and long-term asset integrity.
  • Guaranteed annual usage. A fixed number of days per year in a specific residence.
  • Perpetual ownership. Your rights do not expire and can be held, transferred, or sold at any time.
  • Registered asset interest. Your ownership is formally documented and protected within the association structure.
  • Fully managed private residence experience. Every stay is delivered with a level of service designed to surpass the world's finest hotels.
  • Zero operational responsibility. All maintenance, staffing, and management are handled for you.

This is not a hotel membership, not a timeshare, and not a short-term usage license. It is long-term, transferable ownership of time, backed by a real asset and governed through a structured legal framework.
No. A timeshare sells access — typically locked to fixed dates, difficult to resell, and often impossible to exit. HOTELA sells you a real asset: days you own permanently, schedule flexibly, and can sell or transfer freely.
As few as one day per year, or as many as an entire season. The most common ownership ranges are 7 to 60 days. Each residence has a maximum of 320 bookable days per year — the rest remain unsold to preserve exclusivity.
Each year, you select when to use your days through the HOTELA booking system. Up to one-third of your days are guaranteed during peak season. The remaining days can be placed anywhere on the calendar.
Yes. You can sell all or part of your ownership through the HOTELA marketplace. Unlike traditional real estate, you can sell ten days to one buyer and keep the rest — at a price you set, on your timeline.
Days you don't use can be placed into the HOTELA rental pool, where they generate income at premium nightly rates. You earn from the days you're away — with no management effort on your part.
Yes. Your ownership can be transferred to family members. Because it is structured as perpetual usage rights (not a property deed), it avoids the property transfer and inheritance taxes associated with traditional real estate in Japan. Your HOTELA representative can provide more details.
Owners pay an annual management fee that covers all property maintenance, staffing, cleaning, and operations. There are no surprise bills, no repair calls, and no additional costs. The fee is fixed and transparent.
